The proximity of the lakeside beach, a large garden, terrace and fabulous views make it ideal for children and adults alike. The small and friendly resort of Maubuisson, is a 5 minute walk along the promenade and has all the necessary shops and a good selection of bars and restaurants. Access to the network of cycle paths is directly in front of the house and will take you around the lake to the port of Bombannes, and through the pine forest out to the Atlantic beaches(5km). Just 10kms from the surfers paradise of Lacanau ocean and 40mins from the beautiful city of Bordeaux the area also boasts 2 golf courses and the Medoc wine growing region.
The villa is approx 150m2 and was refurbished in 2006. It sits in its own enclosed grounds of 1000m2.
The Ground floor includes a dining/living area with french windows opening onto the terrace.The dining area has a large farmhouse table which opens out to seat 12.The living area hasa 2-seater sofa, 2 armchairs, and an open fireplace.
The Kitchen is fully fitted with with sink, fridge, electric oven, gas hob, microwave and dishwasher. Kettle, toaster, coffee maker, cutlery and crockery for 12 pers.
A further sitting room is located on the 1st floor.With wonderful views over the lake this is a comfortable area with a 3-seater sofa, 2 armchairs, TV, DVD player, stereo and children’s corner with games, books and toys.
There are 3 bedrooms on the ground floor including 1 twin room,1 double with en-suite with WC, sink and shower and 1 room with bunk beds. there is a seperate Shower room with shower and sink and separate WC.
A garage leads off the kitchen and opening onto the rear garden.This houses a 2nd fridge/freezer, washing machine, tumble dryer.
There are 2 further bedrooms upstairs including a double and chidrens room with bunkbeds,single and drawer bed.There is a seperate bathroom with WC, sink,and bath/shower.
Description outside property: The villa sits in the centre of its grassed plot with several mature trees and shrubs. The front garden opens, by garden gate, onto the Boulavard du lac. The rear garden opens, by double gates, onto the Avenue de Maubuisson. Parking is in the rear garden.

Description of local area and activities: Catamarans, sailing boats, windsurfers, paragliding, canoes and pedalos can be hired (at very reasonable prices)on the beach just 200m from the villa.
The Ski nautique club ‘carcans bombannes’ (situated on Bombannes beach) offers an initiation to waterskiing for adults and children (baby ski for 3-6yrs) as well as sailing and windsurfing lessons.
Other activities on the lake include Sail wheeling,boat trips and fishing.
Other activities in Maubuisson include Mini- golf,Paintball ,assult course for adults and children and tennis.
There are over 120 kms of cycle paths around the lake and out to the ocean plus many kms of walks through the pine forest.
