Description inside property: This is a spacious gite comprising two floors.
On the ground floor a door leads from the front covered terrace into a Reception room where there is a comfortable large sofa bed. A door leads off this room to Bedroom 1 (double) which has an en suite shower bathroom. An adjoining door (lockable) leads into Bedroom 2 (twin bedroom) which also has an en suite shower bathroom. Bedroom 2 can also be independently accessed by a door from the front terrace.
A staircase from the Reception room leads up to the first floor and Bedroom 3 which has a three-quarter size bed. There is an L shaped Lounge with dining area and a fitted kitchen also on the first floor. The side covered terrace and swimming pool can be accessed from french windows leading down from the first floor lounge.
Description outside property: From the first floor Lounge there are 4 steps leading down at the side of the property to an outside covered alfresco dining area with BBQ. This in turn leads to the guests' private garden which has a large (13 x 7 m) fenced swimming pool. The garden is surrounded by vineyards with a gate leading to a number of interesting walks. At the back of the property there is a small allotment maintained by the owners, which in season can provide guests (free of charge) with some salad vegetables . Guests can also avail themselves on fruit from a variety of trees dotted around the property (mulberry, apple, fig, pear, walnuts)

| Description of local area and activities: The property is situated in the Gironde department, between Bergerac and Bordeaux and 4km south of the River Dordogne with its fishing, canoeing and kayaking facilities. There are a number of historical sites within within a 60 mins drive including the the bastide towns of Libourne, Eymet, Duras, Monsegur and St Foy-la-Grande. The nearest town, Castillon-la-Bataille is the site of the last battle of the 100 years war and stages an annual re-enactment (July & Aug). The major towns of Bordeaux and Bergerac are also a 50/60 min drive and offer numerous attractions. The property is also ideally placed to explore the famous chateaux of the Bordeaux wine producing area, including nearby St-Emilion & and Pomerol, and also the Monbazillac wine producing area south of Bergerac. The nearest village Gensac (5 min drive), has 2 bar/restaurants, small supermarket, boulangerie, pharmacy, post office & bank (with cash point). There are also 3 excellent local restaurants within a 5 mins drive. A market can be found in one of the local villages and towns nearly every day of the week (St Foy-la-Grande, Libourne and Eymet are particularly good). The area is also well served by local brocantes (antique fairs),vide greniers (car boot sales) and village fetes throughout the summer months. |
