Description inside property: Valmar Gite is a luxury, self-catering house, sleeping up to 6 people and situated in the heart of the Lot-et-Garonne countryside of Southwest France, in the Aquitaine region, half way between Bordeaux and Toulouse and only a five minute drive to the nearest small Bastide town of Sainte Livrade-sur-lot. Valmar is set in three quarters of an acre of private grounds, which afford stunning views over nearby vineyards and rolling hills. The house, which is self catering offers guests the benefit of exclusive use of the fantastic 10m x 5m private swimming pool, completed in 2007. The pool is fitted with an alarm system which conforms to the french safety legislation.
The countryside in South-West France around Valmar Gite, is a land of sunflowers and medieval towns, of caves and of vineyards and of castles and quiet lost villages, of sunshine and tradition, and of miles of beautiful unspoilt scenery. So come and explore "The Real France" or just laze by the pool with a glass of your favourite tipple and watch the sun set over the beautiful rolling hills opposite.

Ground Floor
The property comprises an open plan “Chez de Jardin “, which includes a well equipped kitchen, with electric oven and hob, refrigerator, washing machine and dishwasher. All the work surfaces are of solid oak. The kitchen also incorporates a dining area with table and chairs.
The lounge area has a sofa which pulls out into a comfortable double bed for guests five and six (particular fun for those little ones !). There is also a portable single bed for guests five and six, should they wish to sleep seperately.
It is equipped with Satellite TV, DVD player and there is also a selection of books and board games to suit all ages, for those that fancy a night in. The lounge has double French doors, which lead out onto the covered terrace.
From the entrance lobby there is a wooden staircase which leads to the first floor bedrooms and bathrooms.
The Master Bedroom
Decorated in the style of the French King Louis XIV, with double bed, “Manoir” wardrobe, chest of drawers and bedside cabinets.
The bedroom overlooks the swimming pool and has stunning views across the surrounding countryside.
Twin Bedroom
Also decorated in the style of the French king, there are two single beds, ”Manoir” wardrobe, chest of drawers and bedside cabinets.
The bedroom has an en suite bathroom which comprises large shower cubicle, WC and basin.
It has equally beautiful views across the fields and vineyards beyond.
Bed linen and wash towels are provided, but guests are requested to bring their own pool towels
The Main Bathroom
Equipped with marble topped washbasin unit, wc and walk-in shower with screen.
Description outside property: Outside
Leaving the house by either the double French doors of the lounge or kitchen, leads guests to the large covered terrace. There is a large dining suite for “al-fresco” dining and a large fully equipped barbeque, for less formal occasions.
The Terrace overlooks the pool area, which is approached by descending a flight of easy steps. The superb 10m x 5m swimming pool was completed to a high standard in 2007 and is equipped with Sunloungers, parasol, table and chairs. It has an alarm system which conforms to the very stringent french safety legislaion. At the end of the pool "plage" there is a further table and chairs where you can sit in the evening, with a glass of your favourite tipple, as the sun sets behind the hills opposite, allowing you to fully appreciate the setting of your holiday home, as you relax, overlooking the fields, which in July/August are often full of sunflowers that provide a magnificent display of vibrant yellow.

Description of local area and activities: Local activities
The Lot and the Garonne rivers provide pleasure boating and attractive walks for holidaymakers and your accommodation is situated about ten minutes drive from the Lot river.
For golfers there is an 18 hole championship Golf course at Castelnaud-de-Gratecambe and also a 9 hole course with practice area and pro shop at Tombeboeuf. Both are about a 20 min drive.
There is a theme Park located near to Agen called Walibi Aquitaine which offers a fantastic fun-packed day out for all the family.
Villeneuve-sur-lot, the largest provincial town in the Lot valley is a busy shopping town which retains much of its historic character

Notes: If you travel to “Valmar” from Bergerac airport, along the main N21 route, you will see Villeneuve-sur-lot golf and country club at Castelnaud-de-Gratecambe (on the left hand-side of the road), which is about a 20 minute drive from “Valmar”. This 27 hole championship golf course is a par 72, a good test of golf and includes very enjoyable and receptive greens. The course is very undulating with some spectacular views. There is a driving range and guests can benefit from golf lessons, buggy hire, the club house and excellent restaurant facilities. There is also a swimming pool and Tennis courts.
